		<description>Since taking over Countrywide BOFA is so overwhelmed with distress properties they are just no longer functioning properly,(today a phone call from a closing coordinator for a file we closed in Sept. of 09 that they couldn't find documentation on they called me for the title company's contact info )we have simply stopped taking short sales with the company I have 4 through reotrans right now with them and as I get them closed I will take on more, but right now we are just not doing them with BOFA. I had a phone call from a prospect on Tuesday wanting to short her condo, she had a 1st and a 2nd with BOFA, and I had to tell her "I'm sorry it's not that I don't want to help, it's that it's not cost effective for us to deal with your mortgage company and it's too frustrating for both me and our clients"  Suntrust mortgage is getting becoming a close 2nd, however I will say that at least their customer support line actually has workers with some intelligence, but their negotiators are using tactics that are down right devious. 
How hard is this?
Submit package, order 2 BPO's, review, respond with needed net for lien holder, negotiate, move forward.</description>

Most may not know this, BUT, THE NUMBER ONE REASON SHORT SALES TAKE SO LONG, and, they make you jump through hoops, as loan servicers, THEY MAKE MORE MONEY...PERIOD.  Servicers typically earn 1/4 point annually servicing on time loans and 1/2 point annually servicing late loans.  Think about it, exactly how hard would you work and how easy would you make it to cut off a revenue stream, i.e., efficiently get short sales done.  Once B of A completes a short sale, good bye client, no more 1/2 point revenue stream.  On top of this, and TOP REASON # 2 SHORT SALES TAKE SO LONG, it creates MORE work for loss mit. to get these approved.  Keep in mind loss mit. is TOTALLY separate from the foreclosure dept.  When they approve a short sale, they have 20 to 60 pages of discloures to complete explaining to their investor what happened.  IF, and we know this NEVER happens, they piss you off, the buyer or seller or real estate agent, you give up and the home goes to foreclsoure, guess what, that file gets deleted from loss mitigation and they need not fill out the 20 to 60 pages of disclosures.  
Again, NO QUESTION B of A is the MOST DIFFICULT TO DEAL WITH, but, there are pretty good reasons.....
